Patricia and I have decided to do what we can to promote the Woodglen Park Subdivision as a gated community. We understand that must be a unanimous decision of all the property owners in the subdivision, and we understand that at least one current owner is opposed.  We understand reasonable minds can differ and also understand and have an appreciation for heightened security for our families and the increased property values that attend all gated communities.

We are placing the following language in every offer and acceptance:

Buyer acknowledges it is Seller's intent to move the Woodglen Park Subdivision to a gated community and agrees irrevocably to assign to Seller whatever rights Buyer may have to vote in favor of making the subdivision a gated community. Buyer agrees to pay the pro rata cost of the acquisition and upkeep of the subdivision's gate and roads. It is the intent of both grantor and grantee that this covenant is assignable and shall run with the land.

We are including the following language on every future deed:

This conveyance is subject to an agreement between grantor and grantee wherein grantor retains the right to vote this property with regard to inclusion of this property in a gated community and requiring grantee to pay Property Owner Association dues and assessments which will be for the acquisition and upkeep of the gate and roads in the Woodglen Park Subdivision. It is the intent of both grantor and grantee that this covenant is assignable and shall run with the land.

Finally, we are requiring the following power of attorney from every grantee going forward:

_____________ irrevocably grant(s) Power of Attorney to Patricia or Gary Green, as co-agents, and their assigns, to vote in favor of making and maintaining Woodglen Park Subdivision as a gated community.
